Mesirow Financial Real Estate Signs ICE at 353 N. Clark

IntercontinentalExchange (NYSE: ICE) has leased 23,400 square feet at Mesirow Financial Real Estate's new development, 353 North Clark. ICE is a leading regulated exchange and OTC market operator serving global derivatives markets. Additionally, the building recently received confirmation that it had earned the USGBC's LEED® Gold certification in the Core and Shell category, which is designed for new construction buildings.

"The new construction, upscale amenities and efficient floorplans were key considerations for ICE," said Steve Smith, Managing Director, Jones Lang LaSalle. "No doubt that ICE will also benefit from the LEED certification for the building's core and shell as this makes it much easier for tenants to gain LEED certification for their commercial interiors, as many choose to do."

The Jones Lang LaSalle team of Gary Kostecki and Steve Smith represented Mesirow Financial. Renee Betzelos of ProTen Realty Group represented ICE in the transaction. Jones Lang LaSalle is the leasing and managing agent for 353 N. Clark. The ICE lease brings the building's occupancy over 87 percent.

Many innovative and sustainable practices were built into the design including the potential for over 90% daylight views in tenant spaces and high-efficiency plumbing to reduce water use by more than 30% compared to conventional buildings. In addition, the green roof above the auditorium will help minimize urban heat effect, reduce storm water runoff and capture rainwater for exterior landscaping irrigation. Finally, a portion of the building's power is provided by certified renewable energy sources.

During the construction process, Mesirow Financial determined the most effective ways to reduce the building's overall carbon footprint and meet the USGBC's LEED recommendations. Achieving Gold certification requires LEED credits in areas such as energy and water efficiency, indoor air quality, use of sustainable building materials, tenant recycling and other sustainable features. In addition to sustainable initiatives built in during construction, the building's close proximity to public transportation, changing rooms available to bicyclists, and its rule of no smoking on the premises helped the team achieve 100% of the 42 points attempted.

Opened on October 1 of this year, 353 North Clark is a 45-story, Class A+ office tower in Chicago's River North District. The 1,173,643-square-foot tower has on-site dining and catering facilities, a premier health club, concierge services, underground parking and will have two white tablecloth restaurants. The new building, designed by Lohan Anderson and A. Epstein & Sons International, is clad in an articulated, state-of-the-art glass and steel curtain wall.
